تحلیل ارتباط بین سطح کیفیت محیطی و قیمت فروش مسکن در کلان‌شهر تبریز با استفاده از روش تحلیل مؤلفه‌های اساسی

چکیده

از آن‌جایی‌که مسکن کالای همگنی نیست، تعریف دقیق مسکن از مهم‌ترین الزامات شناسایی مختصات آن محسوب می‌شود و استانداردسازی مفاهیم در این حوزه می‌تواند بسیار راهگشا باشد. در این راستا، باید به شاخص‌هایی نظیر کیفیت کالبدی – فضایی، کیفیت عملکردی، کیفیت محیطی و کیفیت مربوط به نیازهای انسان توجه شود. در چهارچوب همین مفاهیم کلیدی، ارتباط بین سطح کیفیت محیطی و قیمت فروش مسکن در شهر تبریز بررسی شده است. این تحلیل در دو مرحله انجام شده است. در مرحلة اول شاخص‌های ذهنی و عینی کیفیت محیطی با استفاده از مؤلفه‌های اصلی در 184 حوزة سرشماری کلان‌شهر تبریز که 29 محله (ناحیة) شاخص شهر تبریز را در برمی‌گیرد، تجزیه‌وتحلیل شده است. نتایج مرحلة اول حاکی از این است که مزیت‌های کالبدی، عدم رضایت از تراکم بالا و برخی اثرات جانبی منفی ناشی از مناطق نامتجانس در سطح نخست تأثیرگذاری بر شاخص‌های محیطی قرار دارند. در مرحلة دوم، ارتباط بین سطح شاخص‌های محیطی و قیمت فروش مسکن بررسی شده است. به این منظور از ضریب همبستگی و آزمون خی‌دو استفاده شده است. نتایج بیانگر رابطة خطی مثبت و قوی بین سطح کیفیت محیطی و قیمت فروش مسکن در مناطق مختلف شهر تبریز است؛ به‌گونه‌ای که متغیر قیمت فروش مسکن به سطح کیفیت محیطی وابسته است.
